      Our office building database covers 66,000 buildings in the Tokyo metropolitan area and 15,000 buildings in Sapporo, Sendai, Nagoya, Osaka and Fukuoka, and is useful for occupiers in searching for ideal office buildings, your building’s rent history and creating research reports on the office markets.

    • Introduction of candidate buildings

      We understand a requirement of occupiers in terms of growth, brand, recruitment strategy and cost optimizations, etc., prior to introduce any buildings. Our database includes buildings that are currently available, under construction and buildings scheduled to be vacant in the future. We will make sure that we suggest ideal buildings that meeting your requirement.

    • Tenant Representation

      Depending on the business situation of the occupier, we support negotiations on various matters when expanding office space or reducing space in the building tenant currently occupy. We consider market conditions, relocation options, rent history of the building, etc. when the lease area changes, when renewing Japanese Traditional Lease contract, and when negotiating renewal terms for Fixed Term Lease agreement. We represent occupiers to negotiate against the landlord.

    • Bilingual Services

      We provide a project progress updates, market trend updates, property information and project strategy and update discussion in English to support clients stationed outside Japan. We make sure a process transparent for the global clients and occupiers.

    • Market Data and Information

      We provide data of future office supply, rent history and trends, vacancy rates, etc., as well as office market trend update materials in both Japanese and English. We support occupiers in building their office strategies by verifying current and future office market trends.

    • Our staff with over 20 years of project management experience will support your office relocation/renovation project from the planning, strategy development and manage the project on your behalf. We negotiate the construction costs and period of move-in work and restoration works of current premises conducted by the landlord’s designated contractors.

    • Project Master Planning

      When relocating or renovating your office space, it is important to first clarify the overall objective and strategy. We will lead the way in improving client satisfaction by creating a list of issues and output that can resolve the issues. We will support occupiers from the construction of a detailed project plan by being involved in the formulation of the project concept, a budget and master schedule together with the design team. When relocating office, it is also important to carefully consider a strategy to handle a restoration work of the current premises. Due to the recent labor shortage in the construction industry, construction cost estimate and period are becoming longer. Additionally, by understanding the project master plan at the early stage, we can contribute to the building selection and construction related negotiation.

    • Design and Construction Schedule Management

      Office layout and design development are the most important items to success your project. Even realizing the ideal office space requires facing the reality of costs and schedule. We move forward with the project while verifying that the design and construction plan is in line with the schedule and budget according to the project master plan. At this point, we clarify the project issues and challenges through communication with management and stake holders.

    • Project Costs Management

      When carrying out office relocation or renovation work, it is important to work with the contractors designated by the landlord to ensure the validity of the schedule and costs of work. Our project manager will negotiate the optimal cost and schedule while making the negotiation process transparent with the designated contractors. If the cost and schedule are not met in accordance with the master plan, we propose a solution through efficient value engineering with aim to achieve successful project. For the selection of contractors for furniture, fixtures and fitting, communication infrastructure and moving company, we select contractors through appropriate competitive bidding process and manage quality and schedules.

    • Restoration Work

      At the time of a project master plan phase, we commence communication with the person in charge of the current building, estimate the cost and schedule of restoration work from early stage of the project (including the case of a partial termination to reduce a space), and discuss a reasonable schedule and cost. We plan to avoid compromises due to “running out of time” without having sufficient negotiation.
